Day 17: I Love CVille Real Estate, LLC Office Remodel Now Completed In Charlottesville, Virginia!

Day 17 (LAST DAY) of our commercial real estate renovation on The Charlottesville Downtown Mall inside The Maclin Building, an iconic downtown landmark. This is my 5th renovation in the last 4 years.

Here’s What We Accomplished:

(1). We removed and disposed the old carpet, under padding and tack boards.
(2). We ripped up and disposed the old base boards. We removed and disposed all the old door knobs and hinges.
(3). We updated the electrical wiring in the space and updated the electrical plates.
(4). We painted all the drywall modern gray.
(5). We installed new light-colored wood flooring and also under padding.
(6). We installed new base boards.
(7). We painted all the base boards and doors white to compliment the modern gray drywall color.
(8). We installed new door knobs, new locks, new hinges and new door stoppers.
(9). We staged the unit with furniture for tenants to see the potential of the space.
(10). We secured two-year leases from three tenants, which increases the rent roll on this once particular office space by 110%. We secured these three leases before construction was completed.

The first video is the finished product. The second video represents our first day on this job. In less than 17 days, we have taken this office suite down to the studs and rebuilt it into a masterpiece.

My wife, Lauryn, our three-month-old son and I literally worked until after 2 am on six different nights during this office renovation, including on the evening of our 1-year wedding anniversary.

As of June 18, 2018, I Love CVille Real Estate, LLC, a subsidiary of The Miller Organization, owns more than 12,300 square feet of rentable real estate. The active roster consists of 23 tenants, including a law firm, a dental office, seven therapists, a math tutor, a photographer and other entrepreneurs and business owners.

The life of an entrepreneur is certainly not for everyone. The hours are long. The work is difficult. The pressure is all on you. But you know what? I’m okay with that.
