Entrepreneur Ray Caddell Joined Jerry Miller On The I Love CVille Show!

by

It was truly my pleasure to interview Ray Caddell on The I Love CVille powered by Greenberry’s Coffee at Barracks Road! Ray is an entrepreneur who has been blessed with many talents. He is the president and owner of Ray Caddell & Associates, a successful real estate brokerage in town, and he’s also the CEO of Kool Kats, Inc, a business that helps book and schedule bands for parties all over the United States.

Today, on The I Love CVille Show, we covered the following topics:

(1). How does Ray balance two very demanding careers and businesses? He says he works 80-90 hours per week.

(2). How do the Charlottesville and Central Virginia real estate markets look for 2019?

(3). How have national builders like Ryan Homes and regional builders like Stanley Martin Homes impacted the Charlottesville and Central Virginia real estate markets?

(4). Did you guys know that Stanley Martin is not a locally-owned company? Ray educated me on this topic. Stanley Martin is owned by a Japanese conglomerate. In fact, this Japanese conglomerate purchased Stanley Martin to give the impression that they were in fact a locally-owned CVille business.

(5). How has the proliferation of new construction impacted the real estate market in Charlottesville and Central Virginia? Will Stanley Martin eventually pull-out of Charlottesville and Central Virginia because the cost of land is just too high?

(6). There is a glut of inventory on the market in the Glenmore neighborhood. Why is this the case? Why are the homes in Glenmore not selling? Is the new Ryan Homes development outside of Glenmore negatively impacting the neighborhood? Glenmore Country Club has been sold a couples times over the last handful of years. Does this lack of stability decrease home values in Glenmore? The DOM (days on the market) for listings in Glenmore is absolutely one of the highest in all of Central Virginia.

(7). Should we remove the statues from Charlottesville, Virginia to help us heal from A12? How do we move forward? What are the next steps?

(8). Is City Council more focused on social justice than economic growth in Charlottesville, Virginia (i.e. the loss of Keith O. Woodard property on Water Street)?

(9). How have Lynn Easton and Dean Porter Andrews, the owners of the Easton Porter Group, transformed Pippin Hill Farm & Vineyards into the pinnacle of vineyards, wineries and venues in Central Virginia?

(10). Are the three most expensive venues in Central Virginia Pippin Hill, Trump Winery and Keswick Vineyards??

(11). Did Ann Mallek of the Albemarle County Board of Supervisors give citizens in Charlottesville and Albemarle County enough notice regarding Monday’s announcement to keep the Albemarle County court system in the City of Charlottesville??

(12). Should the City of CVille and Albemarle County reconsider its joint venture and how the two municipalities interact with each other??

(13). Did you guys know that Dave Matthews started not as a bartender but as a bar-back at Miller’s Downtown??

Friends, if you love Charlottesville, Virginia as much as I do, then watch and listen to this interview in its totality. Ray Caddell has lived in CVille since 1987. He has 31 years of perspective to offer as a business owner, family man and all-around passionate supporter of Charlottesville, Va!
